Hi everyone,

My name is Jesse Salazar, I’m 21 years old, based in Austin, Texas — and today I’m excited to officially launch BnB Flow, a tool designed to make Airbnb arbitrage and property investing easier, faster, and smarter.

Why I Built BnB Flow

Over the past couple of years, I’ve been scaling my own Airbnb arbitrage business. What started with one unit has now grown into 17 active properties, generating over $68,000 per month in revenue. Along the way, I learned something very clearly: finding profitable units is the hardest and most time-consuming part of this business.

Tools like AirDNA and BNB Calc are helpful, but I found myself spending hours digging through data, manually checking each listing, emailing property managers, and cross-referencing numbers just to figure out if a deal was worth it. The process worked, but it wasn’t efficient — and scaling a portfolio requires efficiency.

That’s where the idea for BnB Flow was born.

What BnB Flow Does

BnB Flow takes the guesswork out of Airbnb investing by overlaying profitability data directly onto listings. Instead of flipping back and forth between Zillow, Redfin, and third-party calculators, you’ll be able to instantly see:

  • Projected occupancy rates
  • Average daily rates (ADR)
  • Estimated monthly revenue
  • Seasonality insights
  • Profit projections based on rent or mortgage costs

And because arbitrage is different from buying, BnB Flow makes it easy to compare both strategies side by side. Whether you’re leasing your first apartment or analyzing your fifth short-term rental purchase, the tool gives you clarity at a glance.

Why It Matters

When I was starting out, the hardest part wasn’t getting guests, it was finding the right units and making sure they would actually cash flow. Too many people jump into arbitrage or STR investing without accurate projections — and that’s why so many hosts end up losing money.

BnB Flow changes that. The goal is to make profitable decision-making simple for anyone looking to build an Airbnb business, no matter their experience level.
